Should you rent before buying, or commit to a property from the outset? The answer depends on how well you know Malta, how settled your plans are and what you need from your new home.

If you're thinking about moving to Malta, one of the first decisions you'll face is whether to rent somewhere initially or go straight into buying a property.

It's tempting to want everything settled before you arrive. You might already have a picture of the home you want, a favourite part of the island or a clear idea of how you want your new life to look.

But moving to another country involves more than finding the right property. You're choosing a location, establishing new routines and working out how a different place fits your everyday life.

For some people, renting first is a sensible way to explore their options. For others, buying may be the right choice. The important thing is understanding what each approach offers, and which best suits your circumstances.

1. Renting first: time to get to know the islands

One of the biggest advantages of renting is the opportunity to experience Malta as a resident before making a longer-term property commitment.

You may have visited several times and know the islands well as a visitor. Living there can reveal a different side of a place, from the practicalities of getting around to the character of a neighbourhood outside the holiday season.

Renting can give you time to discover:

  • Which areas suit your preferred pace of life.

  • How convenient your chosen location is for work, shopping and everyday appointments.

  • Whether you prefer a busy coastal town, an established residential neighbourhood or a quieter village.

  • How much space you really need, and which property features matter most.

  • Whether you feel more at home in Malta or Gozo.

You may even discover that the location you originally had in mind isn't quite right for you.

That doesn't mean your initial research was wasted. It means you've learnt something valuable before committing to a purchase.

Renting first can be particularly useful if you are unfamiliar with the islands or are still deciding where you want to settle.

There are trade-offs, of course. Renting involves its own costs and contractual commitments, and you may eventually need to move again if you decide to buy elsewhere. It is worth weighing those considerations against the flexibility and experience it offers.

2. Buying straight away: when it may make sense

Buying without renting first can be a perfectly reasonable decision, particularly if you already know Malta well.

Perhaps you've spent considerable time on the islands, have family or established connections there, or have already explored several locations. You may have a clear idea of the type of property you want, a realistic budget and a strong preference for a particular area.

In those circumstances, buying may be a natural next step rather than a leap into the unknown.

It can also mean putting down roots from the outset, settling into a home that suits your longer-term plans and avoiding the expense and inconvenience of moving twice.

However, familiarity with Malta should not replace careful research. Even if you know an area well, it is important to investigate the individual property, understand the relevant costs and commitments, and obtain appropriate independent professional advice before proceeding.

Think carefully about whether the property will work for your everyday needs, not just whether you like it.

The more confident you are about your location, requirements and longer-term plans, the more straightforward it may be to consider buying from the outset.

3. Start with the location, not the property

Whether you decide to rent or buy, it is worth working out where you want to live before becoming too attached to a particular property.

Malta offers a wide variety of environments. A lively coastal location can provide easy access to restaurants, shops and the seafront, while a residential village may offer a different atmosphere and daily routine. Gozo has its own character and may appeal to those looking for a different pace of life.

Consider how you expect to spend your time. Will you need to commute? Do you want to be close to schools or healthcare services? How important are parking, outdoor space and public transport? Would you prefer to walk to local amenities, or are you comfortable travelling further?

These questions can help you decide whether renting first would be useful, or whether you already have enough knowledge to focus your buying search.

It is also worth distinguishing between a property that works well as a holiday home and one that will suit you throughout the year. Your priorities may change when you begin thinking about work, family, shopping and everyday convenience.

4. Think about your plans, budget and flexibility

There is no single answer that works for everyone, because people move to Malta for different reasons.

If you're still exploring the possibility of relocating, you may value the flexibility of renting while you work out your next steps. If you are ready to settle, know the location you want and have found a suitable property, buying may be more appealing.

Your financial circumstances matter, too. Compare the costs involved in renting with those associated with buying, including the additional expenses and ongoing commitments that may apply to a purchase. Consider how much flexibility you need and whether your plans could change.

If you are moving with a partner or family, make sure everyone has had the opportunity to think about what they need from the location and the property. A home that works beautifully for one person may not meet the needs of the whole household.

Where financial, legal or other specialist questions arise, seek independent advice from appropriately qualified professionals.

The aim is to make a decision that works for your circumstances, rather than feeling that you must buy immediately to make the move a success.

5. You don't have to decide everything at once

Moving abroad can feel like a series of major decisions, and it is easy to put pressure on yourself to get everything right before you arrive.

But you do not necessarily need to have every detail settled from the beginning.

Some people arrive in Malta with a clear plan and know exactly what they want. Others benefit from taking time to explore, speak to people who know the islands and understand the practicalities of living in different locations.

Both approaches can work. What matters is being realistic about what you know, what you still need to find out and how much commitment you are comfortable making at this stage.

If you're uncertain, it may help to spend more time researching locations and viewing properties before making a decision. If you're already well informed, you may be ready to move more directly towards a purchase.

There is no prize for making the decision fastest. Taking the right steps in the right order is more valuable than rushing into a property that ultimately doesn't suit you.

So, should you rent first or buy?

Renting first can give you time to explore Malta, test out different locations and refine your requirements. Buying straight away may suit you if you already know the islands well, understand what you need and are ready to make a longer-term commitment.

Neither approach is automatically better. The right choice depends on your experience of Malta, your plans and your individual circumstances.
